Jeff Hays, Chad Neppl, and Ryan Steele just closed an off market investment sale. The ±19,012 SF Industrial building on approximately 2 acres of land is located at 331 S Price Road in Chandler, Arizona. The building sold to MDB 331 S Price Road, LLC for $1.3 million. CPI ANNOUNCES THE SALE OF A 53,823 SF PROPERTY IN MESA, AZ

Commercial Properties Incorporated (CPI) proudly announces the sale of a 53,823 square-foot property located in the East Valley at 6402 E. Superstition Springs Blvd. in Mesa, Ariz. Ken Elmer of CPI’s Scottsdale Office brokered the sale for Westwind Holdings, LLC in Chandler to the new owner, Tierra Properties VII, Prescott, Ariz.

“This high-quality office space ideally matched the buyer’s criteria, and even more appealing, was its 89 percent occupancy rate,” Elmer said.

The sale was valued at $7.1 million ($131.91 per square foot). CPI and Elmer have retained the property leasing rights with the new owner.

Commercial Properties Incorporated (CPI) announces the lease of a 62,949 square foot industrial building in Mesa, Arizona.  John Hart, Shane McCormick, and Tyson Breinholt of Commercial Properties Incorporated represented the landlord, Erenberg Brothers.  Roofing Supply Group of Arizona, LLC is the new tenant taking occupancy of the property at 235 South Hibbert Street this month.  Roofing Supply Group of Arizona, LLC was represented by Bill Honsaker of Jones Lang LaSalle and Sharon Morrison of Transwestern in Texas.

The terms of the lease were not disclosed.

Phoenix –October 11, 2012 – Commercial Properties Incorporated (CPI), announces the sale of a 22,946 square foot portfolio of properties in Glendale, Mesa, and Gilbert, Arizona.  Tyson Breinholt and Matt Zaccardi of Commercial Properties Incorporated represented both the seller and the buyer of the 13 condo units included in this portfolio, consisting of general office and medical office space.

After a successful marketing campaign showcasing the property to commercial real estate investors, the building closed escrow for $1,893,000.

Sale Transactions

Jason Scanlan and Leroy Breinholt represented the buyer, Corporation of the Presiding Bishop, in the sale of 459,653 SF (10.552 Acres) for $3,677,224.  Chad Russell and Randy Titzck of Land Advisors Organization were also involved in the transaction.  The seller was Dos Compadres Association (WM Grace Development Company).

John G. Soldo, SIOR negotiated the sale of a 39,993 SF industrial building representing the buyer, DMDE Properties, LLC, for $2,120,000.  The property is located at 730 West 22nd Street in Tempe, AZ.  Greg Dodge and Josh Wyss of Cassidy Turley BRE represented the seller, Magnotto Thompson Properties.

 Rex Griswold negotiated the sale of a 14,337 SF industrial building representing both the seller, DCSJ, LLC., and the buyer, St. Ignatius Greek Orthodox Church of Antioch for $1,100,000 at 5515 E. Redmont Circle in Mesa, AZ.

Lease Transactions

John G. Soldo, SIOR  and Leroy Breinholt represented the landlord, San Tan Development, LLC., in a 68,733 SF, multi-year lease transaction of a two building complex at 2805 W. Frye Road, and 315 South Bracken Lane in Chandler, AZ.  The new tenant is B2E Surplus, LLC.

Darin Edwards and Leroy Breinholt represented the landlord, SFERS Real Estate Corp. M for a multi-year lease of 1849 West Drake Drive, Suite 101/102 in Tempe, AZ.  Jason Scanlan represented the tenant,Elite Delivery Services who leased 28,000 SF.
